Commercial Roof Repair in Dayton, OH

Water rarely gets into a commercial roof where it shows up inside. It enters at a flashing, a seam, a pitch pocket around a rooftop unit or a cracked drain bowl, then runs along the deck or under the insulation and drips out somewhere else: over a desk, a stock shelf or an electrical panel. Finding where it gets in is the whole job. We trace the leak on the roof, photograph what failed, and give you a written price for the repair before any work starts. Most commercial leaks in the Miami Valley come from the same few places: flashings pulled away from parapet walls, seams opened by years of freeze-thaw movement, punctures from HVAC service traffic, and drains choked with leaves so water sits against every weak spot on the roof.

Sound like your roof?

Not sure what is wrong or what it should cost? If any of these sound familiar, tell us about the roof. We'll tell you what it probably is, then confirm it on the roof and give you a written price before any work starts.

  • Ceiling tiles stained or sagging after rain
  • Water dripping near light fixtures, columns or along an outside wall
  • Puddles on the roof two days after the rain stopped
  • Membrane seams lifting, blisters, or bare spots in the gravel
  • A leak that keeps coming back in the same place after someone patched it

Leaking right now? Protect the inside first

Move inventory, files and electronics away from the drip, shut off power to any light fixture or panel that is getting wet, and put down buckets or plastic. Keep people out from under a ceiling that is sagging with water above it. Don't send staff onto the roof during a storm, in the dark, or when it is icy. Low-slope roofs have skylights, open edges and slick membranes. Then request service: an active leak can usually be dried in temporarily until a permanent repair is possible.

How It Works

From the first call to a dry roof

1

Tell Us About the Roof

The building, the roof type if you know it, and what is happening: an active leak, a stain, ponding water, storm damage, or a roof that is just getting old. Active leaks go to the front of the line.

2

Roof Assessment

We walk the roof, trace the problem, check the drains and flashings, and take core samples or moisture readings where the insulation might be wet.

3

Written Options and Price

You get a written scope and price. When more than one approach makes sense, repair, coating and replacement are laid out side by side with what each one buys you.

4

Work Done and Documented

The work is done to the manufacturer's specification, and you get a photo report and any warranty paperwork for your files.

Questions & Answers

Commercial Roof Repair — FAQs

Most leak repairs, such as a seam, a flashing, a pitch pocket or a drain, run about $350–$2,500. Repairs that cut out and replace wet insulation, or rebuild long runs of parapet flashing, cost more. You get a written price before work starts. Replacement and coating costs are in the cost guide.

Usually because the patch went over the stain, not over the entry point. Water often gets in several feet, or several bays, away from where it drips. Re-patching the same spot treats the symptom. Tracing the leak to the actual seam, flashing or drain fixes it. See how flat roof leaks are found and fixed.

Many repairs, yes. Some adhesives, sealants and coatings need dry surfaces and minimum temperatures, so in a cold or wet spell we may make a temporary repair to stop the water and come back for the permanent one when conditions allow.

We work on all the common low-slope systems: TPO, EPDM, PVC, modified bitumen, built-up tar-and-gravel roofs, and metal roofs. If a roof is under a manufacturer warranty, tell us, because repairs on it may need to follow that manufacturer's specifications.

Sudden damage from hail, wind or a falling limb is often covered. Wear and lack of maintenance usually isn't. A dated photo report from an inspection right after the storm is the most useful thing to hand your adjuster.
