Flat Roof Repair in Dayton, OH

Plenty of Dayton houses have a flat roof somewhere: a back addition, a sun porch, a garage, a dormer deck, or the whole roof on a brick row house in the Oregon District or St. Anne's Hill. Those small flat sections cause more than their share of leaks because they are often an afterthought: roll roofing laid over a porch decades ago, a rubber roof glued down with no edge detail, or a low spot where water sits every time it rains. Many shingle roofers won't touch them. We repair flat and low-slope roofs on homes and small buildings the same way we do on commercial roofs. We find where the water is actually getting in, fix the cause instead of smearing tar over it, and tell you honestly when a section has reached the point where replacing it costs less than patching it again.

Sound like your roof?

Not sure what is wrong or what it should cost? If any of these sound familiar, tell us about the roof. We'll tell you what it probably is, then confirm it on the roof and give you a written price before any work starts.

  • A stain on the ceiling under a porch roof or back addition
  • Water standing on the flat section for days after a storm
  • Cracked, alligatored or blistered roll roofing
  • Black tar smeared over the same spot more than once
  • Rubber membrane pulling away from the wall or the edge

Leaking right now? Protect the inside first

Move inventory, files and electronics away from the drip, shut off power to any light fixture or panel that is getting wet, and put down buckets or plastic. Keep people out from under a ceiling that is sagging with water above it. Don't send staff onto the roof during a storm, in the dark, or when it is icy. Low-slope roofs have skylights, open edges and slick membranes. Then request service: an active leak can usually be dried in temporarily until a permanent repair is possible.

How It Works

From the first call to a dry roof

1

Tell Us About the Roof

The building, the roof type if you know it, and what is happening: an active leak, a stain, ponding water, storm damage, or a roof that is just getting old. Active leaks go to the front of the line.

2

Roof Assessment

We walk the roof, trace the problem, check the drains and flashings, and take core samples or moisture readings where the insulation might be wet.

3

Written Options and Price

You get a written scope and price. When more than one approach makes sense, repair, coating and replacement are laid out side by side with what each one buys you.

4

Work Done and Documented

The work is done to the manufacturer's specification, and you get a photo report and any warranty paperwork for your files.

Questions & Answers

Flat Roof Repair — FAQs

Most residential flat roof repairs, such as a seam, a wall flashing or a puncture on a porch or addition roof, run about $300–$1,800. Replacing a small flat section outright is often $2,500–$7,000 depending on size, material and whether the decking underneath is rotten.

Flat porch and addition roofs usually leak where they meet the house. The flashing between the flat roof and the wall or the shingled roof above is the weak spot, especially on additions built after the house. Low spots that hold water come a close second.

Sometimes, if there is only one existing layer, the decking is solid and the old roof is dry. Often the better job is to tear off, fix the decking and slope, and install a new EPDM or modified bitumen roof. See the best flat roof material for homes.

Roof cement can buy time in an emergency, but it is not a repair. It dries, cracks and pulls away within a season or two, and layers of it make the real repair harder. A proper patch uses the same material as the roof, bonded or welded to clean membrane.

Yes. Many of the row houses and older brick homes in the Oregon District, St. Anne's Hill and South Park have flat or very low-slope roofs behind a parapet. We repair and replace those, including the parapet flashing and the scuppers that drain them.
