How Long Does a Flat Roof Last?

A flat roof's life depends on three things: what it is made of, whether it drains, and whether anyone maintains it. The same membrane can last 12 years on one building and 30 on the one next door. Here are the typical numbers and what moves them.

Typical lifespan by material

MaterialTypical lifespanWhat usually ends it
EPDM (rubber)20 – 30 yearsSeam adhesive failure, shrinkage at edges, thinning
TPO15 – 25+ yearsMembrane weathering, seam or flashing failures
PVC20 – 30 yearsPlasticizer loss and brittleness late in life
Modified bitumen15 – 20 yearsGranule loss, cracking, alligatoring, open laps
Built-up (tar and gravel)20 – 30 yearsGravel loss, cracked felts, blisters
Coating (silicone/acrylic)10 – 20 years per applicationWear to the applied thickness; can be recoated
Residential roll roofing8 – 12 yearsCracking and open seams

Compare the options in TPO vs. EPDM vs. PVC and the best flat roof material for homes.

What shortens a flat roof's life in Ohio

Water that doesn't drain

Ponding water speeds up membrane aging, adds weight, and sits against every seam. It is the single biggest reason flat roofs fail early. See ponding water on a flat roof.

Freeze-thaw cycling

Southwest Ohio swings above and below freezing many times every winter. Water that gets into a small gap freezes, expands and widens it. Seams and flashings that would last for years in a steady climate open up faster here.

Storms and hail

Spring hail bruises membranes and cracks older surfaces; high winds lift poorly fastened edges and corners, which then peel back further each storm.

Foot traffic and neglect

Service traffic around rooftop units, clogged drains no one cleared, and small leaks that soaked the insulation for a season or two. Wet insulation is often what decides a roof is finished, even when the membrane on top looks fine.

Signs your roof is near the end

  • Leaks in more than one area, or leaks that keep coming back after repair
  • Wet insulation over a significant part of the roof
  • Membrane shrinking, splitting or pulling away from edges and walls
  • Widespread blisters, cracking or exposed felts
  • A soft, spongy feel underfoot in many places
  • The roof is past its typical age range and repair costs are climbing year over year

How to get the full life out of a roof

Inspect it in spring and fall, keep the drains clear, fix small details quickly, keep traffic on walkway pads, and consider a coating when the membrane starts to age while the insulation is still dry. See our maintenance plan guide. If you're not sure where your roof stands, a roof inspection with a remaining-life estimate gives you a number to budget against.

Questions & Answers

Frequently asked questions

Commonly 15 to 25 years, and longer for thicker membranes on well-drained, well-maintained roofs.

Often 20 to 30 years. EPDM has a long track record, and many roofs outlast their warranties when the seams and flashings are maintained.

Residential flat roofs on porches, additions and garages commonly last 15 to 25 years with EPDM or modified bitumen, and less with old-style roll roofing. Poor drainage and wall flashings are what cut them short.

Rarely as originally installed. With repairs, a coating partway through its life, and possibly a recover, the same building can go a very long time between full tear-offs.
